Standard Floors are constructed with 2 X 10 Floor Joist at 16” on center. Sides are constructed with 1 3/4” X 9-1/4” laminated beams that run the entire length of the home.  No steel beams needed!

All walls are built on a framing table to insure squarness and accuracy. Walls are constructed with 2X4 studs 16” on center. 2X6 studs may be used as an option.

Roofs are framed with engineered trusses 24” on center and sheathed with 15/32” OSB. CertainTeed fiberglass shingles are applied over a double layer of 15 lb asphalt impregnated felt. Eave overhangs are 22” and gable end overhangs are 16”. Roof pitches are available in 4/12, 6/12, and 8/12.

Simpson Strong-Tie framing connectors are used to reinforce critical joints throughout the house. These metal connectors help resist the movement, extreme stress and loading that results from high impact events like high velocity winds and earthquakes.

Expandable foam is used to seal around all electrial boxes, window and door frames and even drilled acess holes for elctrical wiring.

All standard walls are constructed of 2X4 studs at 16” on center, 3/8” OSB exterior sheathing, 3/4” foil faced rigid foam board attached to the outside of the OSB for insulation purpose, insulated with R-13 batt insulation, 1/2” drywall for interior side. Standard walls= R-20 value. Superinsulation System is available which would give you R-25 walls and R-50 attic and a air to air heat exchanger in the attic.

All windows are are sealed with expandable foam and taped tight.

All standard windows are Gerkin Comfort Series, superior, thermal-efficient, vinyl windows with fusion-welded main frames. The combination of vinyl profiles with argon gas filled 3/4” doublepane LoE insulating glass makes Gerkin windows more thermally efficient than standard thermopane wood windows.

There are a number of siding options available. Solid vinyl siding by Certain Teed with a limited lifetime warranty. Hardiplank fiber cement wood grain painted or stained is also available. Stained rough sawn 1X8 Western Red Cedar lap siding and 2X8 log siding with wood soffits and fascia are also available.
